What are home loan interest rates in India for NRIs?

On our compare table, lenders' published starting rates for NRI home loans begin at 7.15% p.a. (LIC Housing Finance, for a credit score of 825+). Starting rates go to the best-qualified borrowers; the rate you are offered depends on the lender's assessment and can change.

Is there an EMI calculator for an Indian home loan?

Yes. Our free EMI calculator shows your monthly EMI in rupees for any loan amount, rate and tenure. Your EMI is fixed in rupees, so its cost in dirhams, Singapore dollars or Australian dollars moves with the exchange rate.

Can an NRI get a home loan in India?

Yes. Most Indian banks and housing finance companies lend to NRIs and OCI cardholders for buying, building or renovating a home in India, subject to their rules on income, work history abroad and age. The loan is in rupees and is repaid from your NRE or NRO account or by remittance.

What is SBI's home loan interest rate for NRIs?

State Bank of India's published home loan starting rate on our table is 7.50% p.a. (effective 15 October 2026), subject to SBI's assessment and change. Compare it with other lenders on rate, fee and total cost on our compare table. KLICK NRI is not SBI.

What are HDFC Bank and Axis Bank NRI home loan rates?

On our table, HDFC Bank's published starting rate is 8.00% p.a. and Axis Bank's is 8.20% p.a., as on October 2026, subject to lender approval and change. Rates for ICICI Bank and 13 other lenders are on the compare table.

Who is eligible for an NRI home loan?

Lenders usually look for 1–2 years of work abroad (3 years if self-employed), overseas income from around USD 3,000 a month or about AED 5,000–7,000 a month in the Gulf, and an age of 21 to about 60–65 at the end of the loan. These are indicative; each lender sets its own rules.

How much home loan can an NRI get?

Indian rules let lenders finance up to 90% of the property value for loans up to ₹30 lakh, up to 80% for ₹30–75 lakh and up to 75% above ₹75 lakh. Tenure can be up to 30 years at some lenders. Your income, existing EMIs and age decide the final amount. Test figures in the EMI calculator.

Which documents does an NRI need for a home loan?

Usually passport with visa or residence permit (or OCI card), PAN, overseas address proof, recent salary slips and employment contract, 6 months of overseas and NRE/NRO bank statements, a credit report and the property papers. See our country checklists for the UAE, Singapore, Australia and more.

Which bank gives the lowest home loan rate to NRIs?

No single bank is cheapest for everyone. Starting rates apply only to the best-qualified borrowers, and fees change the real cost. Our compare table lets you sort 17 lenders by published starting rate or by estimated total cost; it ranks, it does not recommend.

Is an NRI home loan different from a normal home loan?

The product is the same rupee home loan, but NRIs need overseas income documents, repay from NRE/NRO accounts or remittances, and often sign through a power of attorney. Some lenders price NRI loans slightly differently from resident loans.

Can an NRI transfer a home loan to another bank?

Yes. A balance transfer moves your outstanding loan to a new lender, usually for a lower rate or a top-up. It makes sense when the saving beats the switching costs (processing fee, legal and valuation charges, any stamp duty). HSBC India's 7.45% published starting rate on our table applies to balance-transfer cases.

Can I take a joint home loan with family in India?

Usually, yes. Many lenders accept a resident spouse, parent, sibling or adult child as co-applicant. Combined income can raise eligibility, but an older co-applicant can shorten the tenure, and each borrower is liable for the whole loan.

Can an NRI get a loan against property in India?

Yes. Many lenders offer loan against property to NRIs on residential or commercial property they own in India, priced by the lender. See loan against property.

Can an NRI get a plot, car or education loan?

Yes. Plot loans usually cover up to 70–80% of a non-agricultural plot's value for up to 15 years; car loans up to 90% of the on-road price for up to 7 years; education loans up to about ₹1 crore. See plot, car and education loans.

What is the maximum tenure for an NRI home loan?

Up to 30 years at some lenders, but the loan usually has to end before an age limit of about 60–65 (sometimes 70). A shorter tenure means a higher EMI but less total interest.

Can I prepay or close my NRI home loan early?

Yes, from remittances or NRE, FCNR(B) or NRO funds. For floating-rate loans to individuals for non-business purposes sanctioned or renewed on or after 1 January 2026, RBI rules do not allow regulated lenders to charge a prepayment penalty. For fixed-rate loans, check your Key Fact Statement.

Can an NRI get a loan for an under-construction property?

Yes. The loan is usually paid to the developer in stages as construction progresses, and you pay interest on the amount disbursed until full EMIs start. Check the project's RERA registration first.

Does my overseas credit history count?

Indian lenders mainly check Indian credit bureau records, such as CIBIL, using your PAN. With little Indian credit history, many also ask for a credit report from your country, such as Al Etihad Credit Bureau in the UAE or Credit Bureau Singapore, plus bank statements showing salary.

Can I get a home loan without visiting India?

Yes, in most cases. You apply and send documents from abroad, and a power of attorney holder in India signs the loan and property documents for you. Many lenders accept video KYC.

What processing fee do lenders charge NRIs?

It varies by lender, often a percentage of the loan with a cap, and some lenders waive it during offers. Our compare table shows each lender's published fee and an estimated total cost including it.
