EMI questions NRIs ask

Can I pay my EMI from my NRE account?

Yes. Most NRIs repay through a standing instruction or auto-debit from an NRE or NRO account in India, kept topped up with money sent from abroad through normal banking channels. Rental income credited to your NRO account can also be used, and some lenders accept direct remittance from an overseas account. Indian foreign exchange rules allow repayment from these sources.

What tenure can NRIs get on a home loan?

Up to 30 years at some lenders, but the loan usually has to end before an age limit of about 60 to 65 (sometimes 70). A shorter tenure means a higher EMI but less total interest. Try different tenures in the calculator above.

Why does my EMI change in dirhams or dollars?

Your loan and your EMI are in rupees. What that EMI costs in the currency you earn depends on the exchange rate on the day you send money. If the rupee weakens, the same EMI costs you less; if it strengthens, it costs you more. The calculator shows the effect of a 5% move either way.

Which exchange rate does the calculator use?

An indicative mid-market rate, rounded, dated on the page. Your bank or remittance service will use its own rate and may charge a fee, so type the rate you are actually offered into the exchange rate box for a closer figure.

How is the EMI worked out?

EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of months. For example, ₹75 lakh at 8.75% a year for 20 years gives an EMI of about ₹66,278.

Will my EMI change if interest rates change?

Most Indian home loans have a floating rate linked to a benchmark. When the rate changes, the lender usually changes your tenure, your EMI or both, and tells you. A fixed rate stays the same for the fixed period. Check your loan’s Key Fact Statement.

How much home loan can I get as an NRI?

Lenders usually allow your total EMIs to reach about 50% of your income, and finance up to 75% to 90% of the property value depending on the loan size. Our free three-step eligibility check gives an indicative figure from your own numbers.

Can I prepay my NRI home loan to cut the EMI?

Yes, from remittances or NRE, FCNR(B) or NRO funds. A part-prepayment can lower your EMI or shorten your tenure. For floating-rate loans to individuals for non-business purposes sanctioned or renewed on or after 1 January 2026, RBI rules do not allow regulated lenders to charge a prepayment penalty. For fixed-rate loans, check your Key Fact Statement.
